Answers stay in your browser while you complete either form. Choosing Save draft stores them only for the current browser session. Once a form is complete and you have acknowledged both notices, pressing Submit sends it to our submission service for validation and delivery.
Information the forms collect
The property-owner inquiry asks for your name; email address or telephone number; preferred contact method and permission to respond; the property's address, type, unit count, occupancy, and general condition; your reported relationship to the property; relevant circumstances; timing; priorities; and optional details you choose to provide. A reported relationship is not treated as proof of ownership or authority.
The property-buyer introduction asks for your name and optional organization; buyer role; markets; strategies; residential property types; purchase-price range; rehabilitation and occupancy tolerance; expected funding method and readiness; closing range; experience; contact details; and whether you want possible opportunity contact. It does not request proof of funds, account statements, identification images, transaction documents, or financial credentials.
Each form also creates a submission identifier and timestamps and may include browser locale, time zone, the page where the form began, a general referrer category, and a bounded campaign code. If a conversation or transaction continues, records may also include lifecycle status, contact permissions, delivery outcomes, requested or confirmed scheduling details, access history, audit events, and private files you later choose to provide through authenticated storage.
Drafts in your browser
As you move between steps, answers are held in the page's working memory. They are not transmitted merely because you enter them. If you choose Save draft, the site uses browser session storage so you can continue in the same browser session. Clear removes that saved draft; the browser normally removes session storage when the session ends and may remove it sooner under its own settings.
When information leaves your browser
After browser-side validation, pressing Submit sends the completed form by HTTPS to the production service. The service validates the record again, applies security and duplicate controls, stores the accepted record as the authoritative inquiry, and queues a receipt through the preferred contact channel when that communication is permitted. Saving a draft, moving between steps, or opening the review page does not send the form.
The public forms do not accept document or photo uploads. Do not enter Social Security numbers, government-identification images or numbers, passwords, full tax returns, bank or payment-card credentials, account or routing numbers, proof-of-funds documents, wire instructions, or other sensitive financial information. If a later transaction requires a file, use only the authenticated private upload path provided for that transaction; sensitive files are not sent through ordinary email.
How information may be used
Property-owner inquiry information may be used to respond; evaluate whether to discuss a possible purchase; research the property, reported ownership or authority, title, occupancy, condition, and local requirements; coordinate requested calls, walkthroughs, access, or closing steps; and maintain appropriate records.
Property-buyer introduction information may be used to understand buyer criteria and capability, decide whether a property or future conversation may fit those criteria, honor contact preferences, coordinate requested calls, access, or closing steps, prevent duplicate submissions, maintain appropriate records, protect people and systems, and comply with applicable obligations. A buyer introduction is not used as proof of funds or authority to purchase.
Hosting, delivery, and security providers
GitHub Pages hosts the public website and logs visitor IP addresses for security. Cloudflare operates the production API, rate limits, duplicate controls, encrypted canonical records, authenticated sessions, private document storage, operational delivery and scheduling records, audit history, and recovery storage. Resend provides permissioned email delivery and currently retains email data for 30 days under its published standard-plan practice. The company's communications providers store delivered messages. These providers may also process request time, browser or device information, and requested page as needed to provide and secure their services.
Complete inquiry contents, document bytes, names, contact details, and property addresses are excluded from structured operational logs and analytics. Logs may contain generated identifiers, keyed fingerprints, component status, bounded reason codes, attempt counts, and timestamps needed to limit abuse, recognize duplicates, recover failures, and trace an outcome. Twin Cities Property Options does not enable browser analytics, advertising pixels, advertising cookies, or the production service's optional aggregate analytics contract on this website.
Retention and security
A saved browser draft lasts only for the browser session unless you clear it sooner. The current operational retention schedule targets inactive inquiry data for review after 730 days, detailed delivery records after 90 days, privacy-safe aggregate operational counts after 395 days, rejected or unscannable quarantined document bytes within 30 days, and completed transaction records after 2,555 days. Active work, a signed agreement, a documented dispute, fraud or security review, recovery needs, or a legal hold may require a different period.
Verified correction and deletion requests are tracked to completion. A deletion workflow revokes transaction sessions, removes private document bytes, removes canonical personal and operational contact records, and retains only minimized audit evidence when no active legal hold applies. Cloudflare encrypts Durable Object data at rest and in transit and provides point-in-time recovery for the storage used by the service. No browser storage, internet transmission, third-party delivery service, or communications system can be guaranteed to be completely secure.
Correction, deletion, and communication choices
Before submission, you can edit answers or clear a saved draft. After submission, you may ask to access or correct information you provided or request deletion. Verified requests are tracked, and deletion is blocked while an identified legal hold or preservation duty remains active.
Opportunity emails and texts require the channel choice you made and can be withdrawn without stopping communications that are necessary to respond to your request, coordinate an active transaction, provide security or service information, or comply with an obligation. Delivery failures, an unsubscribe request, and scheduling-provider failures do not silently change transaction status.
